It is important that when you first start working with any sub-contractor, that you start the relationship our right, with the proper documentation. The “New Sub-contractor packet” is a series of 8 documents that you need to have your contractor sign. They can be quickly and easily filled out and sent to your contractor, to sign, either in the form of a PDF, or via docu-sign, or some other form of digital signing.

Make sure to attach these purchase orders and scopes to our indefinite-quantity contract for the best protection! Keep in mind that some trades do not require a scope of work, for example, a supplier of lumber.
Real Estate Purchase Agreement –This document has been specifically prepared to remove all of the excess verbiages that may concern an off-market homeowner/Seller. Purchase contracts these days can be 15, 20 pages, or more. This contract was designed to get the basics into an agreement so you can have the important pieces you need to have a binding contract, but not so cumbersome that a homeowner would be too concerned to sign without a Realtor or Attorney. Once you have this document signed, you have a binding agreement that you can then move forward with to open escrow.
Assignment Agreement – Wholesalers and Assignors, this is the proper document to use when assigning a property. There are too many assignment documents out there that do not cover all of the proper items, but this one has been used to assign thousands of homes over the last 20+ years.
Mailing Postcard – used to lower the cost of reaching out to homeowners via US mail. This Simple yet effective mailing postcard has been used by our team since before the turn of the century and has been time tested.
