Build to Suit Construction Agreement
Whether you are building a new home for a customer or renovating a home for a customer, this document will give you plenty of peace of mind with regard to your written agreement that by law, you have to have.  This document is not one-sided for either party, and is a win-win document that allows a developer to perform and succeed on the project, and a homeowner to feel secure that both parties are bound by certain terms.  No more handshake deals!  Those can get you in trouble quickly.

Property Proforma
How do you know if a project that you locate, or that is presented to you is a moneymaker?  Simple, you fill out this ProForma that we have used for over 30 years.  It covers all of the costs associated with your project and tells you precisely what the net profit should be on any deal.  We use this upfront to determine project viability.  We also use it to shop for the best funding sources and partners.

New Home Construction Warranty
As a builder, most states require you to offer at least a 1-year warranty to your customer, or, if it is a spec, to your buyer.  This is a great warranty, that covers all of a customer’s concerns, and one that isn’t too technical that you wouldn’t be able to adequately service the warranty.

Renovated/Flipped Home Construction Warranty
While in some states, a warranty is not necessary on a home that you are flipping, in many states it is based on the cost of your repairs; if they exceed a specific amount.  Additionally, in order to add credibility to your newly updated home that you plan to flip, having a buyer’s warranty is important.

Memo Of Understanding
This document is used when you either work with a non-licensed entity; workers that do not need a license, like a house cleaner, or a laborer that cleans up job sites, etc.
