This document is one of the most important documents that you will use.  Not only does it allow you to estimate your project before you buy the property, but it allows you to stay organized, and to know where you stand at all times on your project as far as total cost, what has been paid to date, and what is remaining to be paid.  Also, this document is used to give you a document to accumulate your “hard bids” on, which are in the “never edit” column, and is where your purchase orders get entered.   This way when invoices come in you confirm the validity of that invoice by matching it to the line items for that trade.
