This document has been specifically prepared to remove all of the excess verbiages that may concern an off-market homeowner/Seller.  Purchase contracts these days can be 15, 20 pages, or more.  This contract was designed to get the basics into an agreement so you can have the important pieces you need to have a binding contract, but not so cumbersome that a homeowner would be too concerned to sign without a Realtor or Attorney.   Once you have this document signed,  you have a binding agreement that you can then move forward with to open escrow.
